At BRG, we know our job is fundamentally about solving your real estate needs and making you money. We do that by providing you with all the services you need to make your real estate business run smoothly.
Our services include:
Pre-Listing: We will perform a unit visit to conduct an initial inspection, determine any required repairs, determine market value, and take listing pictures.
Marketing: We will list the property on our website. Our website will then post the property to about 12-15 different websites to ensure maximum exposure. (Zillow, Realtor, Trulia, Apartments.com etc.)
Tenant Placement: BRG takes care of all the hassle of tenant placement
Showing: All prospective tenants receive a professional walk through of the property with our trained showing agent.
Tenant Screening: We conduct a credit check, background check, rental history verification, and income verification on all prospective tenants.
Leasing: Our lease was written by a local attorney and has been tested in court. We do all leasing through our secure online portal. Meaning we can sign a lease with a qualified tenant before they even arrive in Missouri.
Maintenance: We provide general maintenance and upkeep, renovation services, and we facilitate all purchases and deliveries for our owners. We only use licensed and insured vendors to perform plumbing, HVAC, and electrical repairs and upgrades. We have been working with vendors for 15+ years and we provide 24 hrs emergency services to our owners and tenants.
Property Turns: After every tenant vacates the property, we perform a check out inspection to assess the property's condition. We then assign work orders to bring the property back up to a rent ready condition.
Eviction: We are licensed real estate agents and will appear in court on your behalf in the case of an eviction. In the case we need to have a tenant removed from a property by the sheriff we will also represent you on the day of the removal. You will not be required to be involved with any issues regarding evictions.
Payments: BRG sends Owners’ statements with an accounting of all transactions for the month with invoices attached for owners who choose the Full Service and Tenant Management Options and your rent payment will be directly deposited into your account.
Service Options: We have three options for you to choose from to meet your needs: Full Service, Tenant Management, and Lease Only.
Lease Only Option: We market property, screen and lease property. 0% gross rents, 100% first month rent. Owner holds Security Deposits and Maintenance Reserve
Tenant Management Option: BRG will manage all of the tenants relations and the owner retains the responsibility of the operations. Alpha’s fee for this option is 8% of the gross rents, 25% first month rent, and late fees. Owner holds the Maintenance Reserve and BRG holds Security Deposits in an escrow account registered with the Missouri Real Estate Commission.
Full service Option: We handle everything for you. For 9% of gross rent plus 25% placement fees, and late fees. BRG will hold the Maintenance Reserve and Security Deposits in an escrow account registered with the Missouri Real Estate Commission and provide all of the services as shown in the chart. Services:

On- boarding process:
- Sign a Property Management Agreement with BRG and choose the onboarding date
- Complete All required Onboarding Paperwork
- Activate Owner’s Portal
- Transfer Appropriate Funds to BRG
- Sit Back and Relax
